Dripping Springs produces the hardest trenching in Hays County. On the acreage properties, the ground is the job.
Rock, and what it does to a quote
Thin caliche over hard limestone is the normal condition here. Any run leaving the building envelope should be assumed to need cutting rather than trenching until a survey says otherwise.
The practical effect is a wide spread in what similar-looking jobs cost. A charger on a garage wall in Belterra six feet from the panel is a modest installation. The same charger at a detached shop two hundred feet from the house on a Sunset Canyon acreage lot is a different order of work entirely, and the difference is all excavation.
This is why we survey the route before quoting. It is not a formality here — it is the number.
Where the cutting cost becomes disproportionate, the alternatives are worth discussing honestly: repositioning the charger, running inside existing structures, or changing which parking position the car uses. On several jobs out here the right answer has been to move the charger rather than to cut two hundred feet of rock.
Well and septic properties
A great many properties here are on well water and septic. That has two consequences for this trade.
First, the well pump is a real load that has to be in the calculation, and it is one people forget to mention. Second, it strengthens the backup power case substantially: losing power on a well means losing water, not just lighting, and that changes how households weigh a generator.
Where a generator is chosen, propane is usually the fuel since gas mains do not reach most of these properties, and the tank sizing becomes part of the design rather than an afterthought. The pad excavation meets the same rock as the electrical trench.
Two housing profiles
Belterra, Headwaters and Caliterra are large master-planned developments with modern 200-amp services, garage-wall panels and short runs. Straightforward work where the charger stays close to the panel.
The established acreage — Sunset Canyon, Rim Rock and the properties out along the ranch roads — is the other picture: varied service sizes, detached structures, long distances, and the rock.
The load calculation matters on both, but for different reasons. In the subdivisions it confirms headroom. On the acreage it establishes what is actually there.
Distance and voltage drop
Runs of a few hundred feet are normal on the acreage. Conductors sized against the breaker rating alone will deliver less than intended at that distance, so we size against the measured run. Where there is already load at an outbuilding, a subpanel there is frequently the better design than a very long branch circuit.
Pedernales
PEC territory throughout. Member rather than customer, cooperative process for service work, and no Austin Energy rebate — that programme does not reach Hays County.
Permits
Inside the city limits, the City of Dripping Springs. Outside — which covers most of the acreage — Hays County. The boundary is not obvious from a mailing address and we confirm it before scheduling.
