Brushy Creek is a large unincorporated community between Round Rock and Cedar Park. It looks like a city and is not one, which is the first practical thing to know.
No city, so the county permits it
Brushy Creek is served by a municipal utility district rather than a city government. There is no city building department here, and the electrical permit and inspection go through Williamson County.
That is a different process and a different scheduling queue from Round Rock or Cedar Park immediately either side, and it is not obvious from a mailing address — plenty of mail here reads Round Rock or Austin. We confirm the authority from the address before booking, because getting it wrong costs a week.
Housing stock sits in an interesting middle
Sendero Springs, Cat Hollow, the Woods of Brushy Creek and Highland Horizon are mostly 1990s and early 2000s construction.
That places them between the two clear cases elsewhere in this county. It is not the post-2005 stock where 200 amps is a safe assumption, and it is not the mid-century stock where 100 amps is common. A good deal of it is 150 amps, and 150 is the size where the load calculation genuinely decides the outcome rather than confirming it.
The practical consequence: this is one of the neighbourhoods where a load-management device most often turns out to be the right answer. The shortfall is frequently small — a matter of managing when the charger draws rather than needing a bigger service — and that costs a fraction of an upgrade. It is also the answer least often volunteered by someone who would rather sell a panel.
Ground
Brushy Creek sits close to the transition, with workable cover over limestone that comes nearer the surface toward the western end. For a garage-wall installation it is irrelevant. For a run out to a detached structure it is worth looking at, because within this community the digging conditions are not uniform.
Oncor
Oncor territory — delivery utility on the competitive market, service upgrades scheduled by Oncor, and a separate retail provider on your bill.
The Austin Energy home charging rebate does not apply. It is limited to Austin Energy customers, and no part of Williamson County qualifies.
The greenbelt
A good share of properties here back onto the Brushy Creek trail and greenbelt system. Where a run or an outdoor mounting position is near that boundary, easements are worth confirming before the route is fixed — an issue that does not arise on an interior lot.
Two-car households
Common here. Where the service will not carry two independent circuits — likely on a 150-amp panel — power sharing between two connectors is the standard answer and avoids an upgrade entirely.
