Sunset Valley is a small independent city entirely enclosed by Austin. Like Rollingwood and West Lake Hills, the thing to establish first is that it permits its own work.
Separate city, separate permit office
The address reads Austin. The supply is Austin Energy. The permit is issued by the City of Sunset Valley.
That distinction is the most common practical error on jobs here — a contractor assuming City of Austin jurisdiction and applying accordingly. We check the jurisdiction against the address before scheduling. On a city of this footprint, the boundary is not obvious from the street.
Rebate eligibility
Austin Energy serves Sunset Valley, so the home charging rebate is in play: half the equipment and installation cost, up to a published cap, with the higher cap for OCPP-compatible units and one rebate per vehicle.
The conditions are the usual two — licensed electrician, permitted and inspected work. A Sunset Valley permit satisfies that as well as an Austin one would. What would not satisfy it is no permit at all, which remains the expensive shortcut.
A small residential core
The residential portion of the city is modest and the housing stock is mixed — mid-century original construction alongside later infill and renovation.
Practically, that means the panel question is genuinely open rather than predictable. The original stock carries services sized for a much lighter electrical household, while the renovated and infill properties are typically modern. We run the load calculation rather than inferring from the neighbourhood, because within a few streets both answers exist.

Environmental posture
Sunset Valley has a long-standing reputation for environmental and sustainability initiatives at city level, which in practice means residents here are often already thinking in terms of solar, storage and charging as one system rather than as separate purchases.
That is a sensible way to approach it. Where solar, a battery and a charging circuit are all on the table, designing them against a single load calculation at the outset is substantially cheaper than adding each one to a service that was not planned for it.
Trees and ground
South Austin canopy applies here as elsewhere: a trunk of nineteen inches or more is protected, and its root zone reaches out a foot per inch of diameter. Where a cable route runs to a detached structure, that zone is checked before the path is fixed.
The ground in this part of south Austin sits near the recharge boundary, and cover depth varies enough across short distances that a route survey is worth doing rather than assuming.
